I want to filter with a smart folder all the people who are working on real estate or have studied about this topic.

I don't find the way to filter with Workplace and School as it is possible with search.
Secondly, how is it possible to make a search with only a workplace mentioned ?

Unfortunately that's not supported by Facebook's search, although I have an idea on how to get it to work in a later update.
